Selling from a render to buyers abroad
Sales for OSTRA, twenty-four residences on the Tagus, began two years before completion. Most buyers lived in other countries and would decide from renders, plans and whatever they could read.

The buyer who cannot visit
A local buyer can stand on the plot, walk the street and come back at sunset. A buyer in Paris or São Paulo cannot. Everything they know about the residence comes from what the developer sends. If the material is vague, they fill the gaps with doubt.
OSTRA's starting point was a developer brand that said nothing about the place. The new name and identity set the tone: light on the river, calm rooms, Lisbon stone and the Tagus in every window. The sales material then had one job, to stand in for a site visit as far as possible.
Be generous with facts
Renders create the desire. Facts create the confidence to act on it. The voice was deliberately factual: orientation, ceiling heights, when the sun comes in. In practice that meant:
- A residence finder. Buyers filter by bedrooms, floor and view, then see the plan for that exact home.
- Plans before forms. Floor plans download without an email address. A buyer comparing developments from abroad will leave at the first gate.
- Four languages. Portuguese, English, French and Brazilian Portuguese, each written for its readers.
- A printed sales book and a broker kit. The same facts, in a form agents can hand over and buyers can keep.
Make the visit count when it happens
Some buyers do fly in. For them, the twenty-week project ended with a private view in the sales gallery. The hoarding along the river road and the gallery signage carried the same identity as the website, so the place matched what buyers had studied at home.
Off-plan buyers are not short of images. They are short of certainty. Give them facts they can check.
Any developer selling across borders can apply this. Assume the buyer will not visit before signing, and ask whether your material would be enough on its own.
